Capital Park CDC was incorporated in 1994. The purpose of Capital Park CDC is to develop projects,
studies and other activities in the Baton Rouge community by which the combating of physical and economic
deterioration, securing of decent, safe and sanitary housing and other facilities conducive to the progress
and general welfare of the community, and the provision of employment, education and training opportunities
for unemployed and underemployed residents.

Gabriel House was incorporated in 1997. The purpose of Gabriel House is to provide safe, decent and
affordable housing, economic development and support services for low to moderate income persons and the elderly
population. Gabriel House provides a summer tutorial, enrichment and mentoring program for disadvantaged youth
and students performing at or below their grade levels.

HOPE Community Development Corporation (est. 1994) started as a grassroots community improvement
organization whose purpose was to rebuild the deteriorated Eden Park neighborhood. The organization’s efforts
have grown into a massive collaborative effort with support from local and national partners. Housing
production has grown from seven (7) new homes in the first seven years to over fifty (50) new and
renovated homes equating to nearly $3.5 million in neighborhood improvement.
In 2005, HOPE CDC will start Foster Pointe, a 32-unit townhouse development ($3.7 million) and
Kindred Place, a ninety (90) home subdivision totaling close to $14 million in neighborhood investment
to the North Baton Rouge area.
H.O.P.E. CDC is committed to the skills training of local youth and to their participation in
the projects of the organization. The Summer Cyber Camp is sponsored each year for area high school
students to promote literacy and community development.

New Hope Development Corporation was incorporated in 1994. Its primary mission is to develop and
provide decent housing that is affordable to low to moderate income people, increase the rate of home
ownership in the target area, improve the quality of rental and owner-occupied housing stock,
establish education and literacy training, create meaningful activities for youth at risk, reduce
vandalism, drug dealing activity, and other crimes.
Projects:
Fresh Start is a pilot lease purchase home ownership program that is designed to address the
needs of families who are faced with obstacles to become homeowners. Fresh Start offers families a
home purchase option designed to assist those families and individuals that may not qualify for a
loan at present to purchase a home. The program is also designed to assist those whose credit scores
are too low to qualify for a market rate loan and allow them to use the lease period to establish or
re-establish their credit reputation.
Participants of the Fresh Start program must qualify for the lease purchase loan and need to
remain qualified throughout the lease period in order to assume the loan. The applicant enters into
a 12 month – 3-year lease purchase agreement with New Hope CDC During this time of properly taking
care for the home, making payments on time and repaying debt, the participant assume the loan and
becomes the mortgagor for the remaining term of the loan.
New Hope CDC will serve as property manager during the 12 months to 3-year period. New Hope
will also conduct its own property inspection at least annually and at such other times as it deems
necessary.

Practical Concepts Community Development Corporation (PCCDC) was incorporated in 1998.
PCCDC is concern with the existence and condition of affordable housing in their community as
it relates to problems associated with the development, operation and maintenance of safe, decent,
affordable communities. It is also the intent of the organization to expand opportunities for
economic development for all residents.

Renaissance Development Corporation was incorporated in 1993. Its primary mission is to provide
assistance and educational material with respect to the development, operation, and maintenance of
affordable, safe, sanitary and decent housing. The primary goals and objectives of Renaissance are
to ensure the accessibility of every resident with affordable, safe and decent homes; to provide
leadership to training to youths; to educate residents as to their rights, responsibilities and
privileges under existing laws; and to encourage private concerns and all levels of government to
provide financial assistance, other needed services and incentives to stimulate the housing
revitalization process and ultimately home ownership. Renaissance future projects are affordable
housing for the Elderly and credit counseling for the youth.

Timberwood Place Subdivision
Timberwood Place is a 90 unit subdivision of new affordable housing which is located on a 17 acre parcel of
land on North Ardenwood Drive, just off the intersection of Florida Boulevard. Timberwood Place is in the
center of Baton Rouge and is minutes from the downtown area. The development is a mixed income
subdivision containing a variety of home models with varying prices. The development has three and
four bedrooms with two full baths. There are 80 residents who reside at Timberwood Place with ten
lots to be constructed.
Fortune Addition Subdivision
Renaissance has built three new construction homes with three bedroom and two full baths on Cadillac
and Stern Street in the Zion City area. These homes were built on two lots.

other facilities conducive to the progress and general welfare of the community . Scotlandville CDC
will preserve and promote the historical character of the target area. Scotlandville CDC also
encourages participation and cooperation of neighborhood residents, business owners and neighborhood
institutions to work together to improve general community conditions.

Project SU-ceed
Two single family homes will be new construction built on Avenue E. Each home will be a three bedroom with
two full baths. This project will be funded by Whitney Bank and LISC. Scotlandville CDC acquired these
properties through donations. Construction of these homes will start in February,
2005 will be completed in May, 2005.
Entergy
Two single family homes will be new construction built on 77th Avenue. Each home will be a three bedroom with
two full baths. This project will be funded by LHCDC. Construction of homes will begin in July, 2005
and will be completed in October, 2005.

The Grand Parents House/Urban Villa Apartment
The Grand Parents House is modeled after the Boston, MA property co-sponsored by Fannie Mae. This
project is a multi-family community for low to moderate income grandparent’s raising grandchildren. UREC
is the current Fiscal Agent for the LA Grandparent’s Information Center and is cultivating a co-sponsoring
relationship with AARP in this endeavor. This project is inclusive of thirty bedroom units with all
the necessary amenities of a community center, laundry facility, office complex and supportive services
offered on site. Equipped to serve 120 individuals.
Urban Meadows Apartments
Urban Meadows Apartments is an affordable housing community of sixty-eight, three bedroom, one
bath units conveniently located near I-110, the airport, Southern University and Earl K. Long Hospital
Medical Center. This community is designed to meet the needs of low to moderate income families. To
further meet the needs of their community members, UREC offers education and training programs (including
Saturday Academy, Consumer Seminars and First Time Homebuyer Classes); workforce development for youth;
entrepreneurship preparation and a Residental Council that meets regularly to plan activities for the
social economic development of all its families.
